The Survey.

Our asbestos surveys have three main elements;

  1. It will, as far as is reasonably practicable, locate and record the location, extent and product type of any known or presumed asbestos-containing materials.
  2. It will inspect and record information on the accessibility, condition and surface treatment of any known or presumed asbestos-containing materials.
  3. It will determine and record the asbestos type either collecting representative samples of suspect materials for later laboratory identification, or by making a presumption based on the product type and appearance etc.

All surveys are undertaken with care and courtesy extended to the client, and in a discrete manner.

Survey Types.

Type 2. ‘Visual & Sampling’ Asbestos Surveys.

All non-residential building within The United Kingdom should have in place an in-house asbestos register. It is from the results of the conduct of this type of survey that the document is formulated.

Standard sampling asbestos surveys are the most common form of asbestos survey undertaken. They require the surveyor, again, to identify any installations on a site that she/he suspects may contain asbestos. These installations are then sampled (may require several samples depending on size and complexity of the suspect installation) and analysis carried out at an UKAS-accredited laboratory. This allows confirmation of whether the sampled materials definitely contain asbestos or are asbestos free.

The benefits of this survey technique are that a much more accurate result than the walk through-survey is achieved, by confirming where asbestos is present. It will also give additional information on asbestos types / concentrations on which to base an assessment of risk.

Type 3. Pre-Demolition, Intrusive Asbestos Surveys.

This type of survey is required by law to be conducted prior to major refurbishment or demolition of buildings / building areas.

Full access intrusive asbestos surveys extend the ‘standard sampling asbestos survey’ to include investigations into reasonably accessible sealed voids and the fabric of the building.

This will include breaking through partition walls, ceilings etc. to confirm the presence or absence of asbestos and, normally, this is carried out prior to demolition or major refurbishment works where significant damage to the building will not be a problem. The survey requires full control measures to be put in place including air tight enclosures around the area for survey and carryout air monitoring.

During the conduct of the survey, photographs are taken of the areas inspected. Unique ID labels are placed at individual sample points and tare logged into a site file and to the inspection map. A view/floor plan is drawn up and the labelled areas inspected/tested are indicated within the plan.

On completion, a bound report is produced and presented to the client including location map of the ID Labelled Zones with the relevant proposed management details. The photographs, analysis, data relating to the building material (where appropriate), laboratory reports and sheets are enclosed with the report along with details of actions required and risk level information. All analytical work is to UKAS (United Kingdom Accreditation Service) standards.

Lane Environmental will, with specially trained personnel and equipment, take the appropriate actions were necessary to organise the safe handling and/or removal of hazardous material.

The material bulk sampling and air monitoring/background air reassurance testing can be undertaken for clients as independent services.

Lane Environmental are able to undertake Cleaning and Encapsulation Treatment Systems for Asbestos Roof Sheets, Cladding, or other material, using our specially designed. The system can include (if not already in place) Bulk Sampling of material to be treated, Air Monitoring/Background Air Reassurance Testing.
